MOBILE
HOME PARK RULES
The following rules of occupation
are for the good management of Riverside Drive Caravans and the benefit of
all that use them. Where agreements for the occupation of Mobile Home
pitches are entered into, these rules form part of the agreement.
(1) Only Mobile Homes
properly manufactured which conform to the definitions contained in the
Caravan Sites and Control of Development Act 1960, the Caravan Sites Act
1968 and the Mobile Home Act 1983 are accepted.
(2) Mobile Homes must
be kept in sound and clean conditions: decoration and external colour must
be maintained to the satisfaction of the owners. Wheels must not be removed,
nor the Mobile Home be re-positioned without permission. No exterior
alteration to or addition to the Mobile Home or pitch is permitted without
the prior approval of the owners.
(3) The occupier is
responsible for the cleanliness of the pitch. He/she must also keep the area
underneath the Mobile Home clear.
(4) The Mobile home
may be used by the occupier and members of their permanent household and
bonefide guests only (which must not in any event exceed the specified
number of berths).
(5) Occupiers are
responsible for ensuring that both electrical and gas installations and
appliances comply at all times with the requirements of the Institution of
Electrical Engineers and /or other appropriate Authorities.
(6) The Occupier must
not permit wastewater to be discharged onto the ground.
(7) The Occupier will
be responsible for the payment of Water, Sewerage and Electrical charges,
which will be invoiced quarterly by the owner.
(8) The Occupier is
responsible that all household refuse is deposited in the appropriate
containers, which must not be over filled.
(9) Musical
instruments, record players, radios, other appliances and motor vehicles
must not be used to cause a nuisance to others, especially between 10.30 pm
and 8.00 am.
(10) All vehicles must
be driven carefully on the park not to exceed the speed limit of 5 m.p.h.
Vehicles must be kept to authorised parking spaces and to the roads, which
must not be obstructed . Vehicles must be taxed and insured as required by
law. Disused vehicles will be removed . Prior written consent of the owners
must be obtained before the parking of commercial vehicles.
(11) Storage sheds,
fuel bunkers or other structures are only permitted with the approval of the
owner and where permitted must be of a design and size approved by the
owners.
(12) Private gardens
must be kept clean and tidy. Trees and shrubs must not be planted or removed
without prior permission of the owners.
(13) Washing lines are
to be reasonably screened from public view.
(14) No dogs allowed
to live on the site (EXCEPT GUIDE DOGS)
(15) The occupier is
responsible for the conduct of visitors and visitors children.
(16) No children allowed
to live on the site.
(17) No subletting is
allowed.
(18) Each Mobile Home
to be insured against fire and third party risk etc.
(19) If permission is given
by the owners of Riverside Drive Caravans to sell your Mobile Home on site a
fee of 10% of the actual purchase price is to be paid to the owner by the
vendor, (In accordance with the Mobile Home act
1983).
(20) No" FOR SALE "
signs are to be erected on the site. Estate Agents are not to be encouraged
to act on your behalf as you may incur additional fees.
